New planning rules to fast track low and mid rise housing

The NSW Government has introduced new planning rules aimed at fast-tracking low- and mid-rise housing to address the housing shortage in the state. The reforms create capacity for industry to deliver up to an estimated 112,000 new homes across the Greater Sydney region, Hunter, Central Coast and Illawarra-Shoalhaven.

These new reforms, which began on July 1, 2024, increase housing development flexibility by allowing dual occupancies, townhouses, and semi-detached dwellings in a broader range of residential areas, including R2 low-density zones.

These changes mean more housing types can now be approved in 124 local government areas, expanding options for families and multi-generational households without extensive rezoning delays.
