Development
Application (DA)

All relevant and required Development Application drawings and reports are finalised by our in-house team for lodgement at your local council for DA approval. All relevant consultants needed at this time are also contacted for approval.

Construction
Certificate (CC)

Once we have acquired DA approval, working drawings, schedules and specifications for Construction Certificate are confirmed. All relevant consultants needed at this time are also contacted for approval.

Complying Development
Certificate (CDC)

A CDC is an alternative to a traditional Development Application (DA) and if the project fits the CDC guidelines, this path can save time and resources.

Our feasibility assessment typically involves several key components:

Our first requirement to begin designing for you is a site survey. This will help us determine important design details such as spatial restrictions. We can recommend you a reliable surveyor if you have not already engaged one.

The timeline varies depending on the complexity and scope of the project. On average, it can take anywhere from several months up to 18 months. There are many varying factors that will determine the project timeline including:

Our fees are based on the scope and complexity of the project. We offer a detailed quote after the initial consultation. Payment terms are typically structured in stages, aligned with project milestones.

Yes, we can provide 3D models and also more detailed 3D renderings to help you visualise the final design. Noting the 3D renders are an additional cost.

Yes, we assist with preparing and submitting all necessary documentation for council approvals and permits.

Industry Terminology

A DA is an approval sought from local Council which permits you to build a proposed development. There are a number of requirements designs need to meet in order to be deemed eligible for approval. At Ingenuity Home Design, our objective is to get you a DA approval with minimal fuss so you can commence your developments promptly and worry-free.

Before you can begin building the plans you must apply for a CC. This demonstrates that the design and specifications of your development are compliant with all council requirements such as the Building Code. You can get this from local Council or through a private certifier.

A CDC is a combined planning and construction approval you can obtain from local Council or from a certifier instead of submitting a DA. It is recommended for straightforward developments that can be approved quickly.
